Most of the houses we service across this part of Florida went up between 1965 and 2005, with a lot of that stock clustered in the 1960s and 70s. Parkland doesn't fit that pattern. The median year built here is 2005, which puts this town at the newer edge of the whole service area rather than the middle of it. That matters for springs. Builders putting up doors around and after 2005 were working with wider two-car openings and heavier insulated panels as the standard, not the exception. A torsion spring sized for a lightweight 1970s single door is not the spring holding up a double-wide insulated door on a 2005-built house. When a spring goes on a Parkland garage, it's usually because the original torsion spring - sized correctly for a heavier door from day one - has simply worked through its rated cycle count, not because someone bolted on a door that outgrew its hardware. The failure mode is more predictable here, which is actually good news once you're staring at a door that won't open. Mild year-round temperatures mean we're not chasing the kind of thermal cycling that snaps springs early in colder climates. Age and cycle count do the work on their own.
